A car hire company in the role of real estate manager: Sunny Cars is offering its employees affordable housing

They have signed their work contract but have difficulty finding somewhere to live: this is the challenge that many employees face when they take on the job of their dreams in another city. Sunny Cars (www.sunnycars.de), a car hire company and long-standing exhibitor at ITB Berlin, has found the solution with an employee residence.

Since June 2018 the company has been offering new employees affordable housing for the first 12 months at its headquarters in München-Pasing. Thorsten Lehmann (TL), managing partner of Sunny Cars, assesses this unusual step.

How did the idea for a residence for employees close to your company HQ come about?

TL: in recent years we have invested heavily in employer branding and have succeeded in establishing a full employer brand identity in a very short time. Our measures included making offices more attractive, altering our salary structure, and introducing wide-ranging social benefits. The basic idea behind this residence was to offer new employees from outside Munich relocating to our headquarters affordable housing for a certain period of time. Apartments in Munich are hard to find and costly, and the intention with our residence was to also enhance Sunny Cars’ appeal as an employer.

Please describe the residence to us.

TL: it comprises four flats which have been fully furnished by Mr. Lodge GmbH. These are being offered to our new employees on a flat-sharing basis. It also allows us to employ workers on short-term contracts.

How long has the residence been operating and what is your experience to date?

The residence has a good occupancy rate. Besides offering rooms to our own employees we are currently renting out unused rooms to employees of friendly companies for short periods. We have discovered that housing is by nature a dynamic concept. We are flexible and always able to offer living quarters for short periods. In general the idea has been well received, which gives us great satisfaction. A positive side-effect is that our new employee residence has been providing living space since June 2018 and is gaining in property value all the time.

Is it realistic to think about building another residence?

Our needs are currently satisfied. However, the idea of purchasing additional accommodation or real estate for an as yet unspecified purpose is worth thinking about.
